The difference is the requirement to obtain permission from the military office to purchase the property prior to completion, as non-Turks are only permitted to buy within a designated town area and non military zones. For a country to become an overseas home destination, it first needs to be a strong tourist destination. In 2005, Turkey was announced one of world's top ten tourist destinations which succeeded to surpass the previous estimates in the number of inbound tourists by the United Nations World Tourism Organizations. It is a fact that during the past 25 years the number of tourists who visited Turkey has increased by 17 times. In 2008, Turkey expects 30 million foreign visitors. So, as numbers of visitors to Turkey increase, no doubt numbers of property buyers will increase too. Yet properties even in some very popular areas are still affordable. Standard 1+1 room apartments can be found even for 35.000 Euro. With the continuing negotiations to join the EU, property prices will rise further and eventually achieve parity with Spain, but this process may take another 7-8 years. 2009 - 2010 might be the right years to search for your new home in Turkey.

To buy a property in Turkey is a big step for the foreigners. Our country pleasantly welcomes everyone who wants to live in.

When you decide to buy and find the best place for you these steps are being followed:

  1. Sales Contract between buyer and seller
  2. Military permission should be taken. (military should confirm the place where you buy, has not a strategically importance) Permission comes in 3 months but for the Russian and Danish people it takes little more.In Alanya there is not any rejected application.This application normally is being done by the construction company as a service which is included into the price but it depends on your agreement.
  3. After getting the permission buyer and seller should go to the Title Deed Office and give their 2 photos,tax numbers and passports,from Title deed office they ask you the value of the apartment so you also need to take legal value from the Town Hall of your apartment's region (this also might be done by the seller as a service).Seller and buyer pays 1,5 % tax from the legal value totaly 3 %.After paying the taxes an interprater translate the legal agreement in the ttitle deed office and buyer and seller signs the agreement than buyer takes the title deed.
  4. After having the Title Deed electricity and water connection subscribtion should be taken on your name,you just go to the Town hall and electricity company than they redirect you.The only thing is to have ISKAN of  your apartment if your apartment doesn't have ISKAN you can not take subscribtion that means you have to check ISKAN before you buy.ISKAN shows that apartment is a place where people can live and use as a home.

In Turkey you need a tax id you can take it from the tax  office for free, you just need to have a copy of your passport and you write your father's and mother's first name , address than they give your tax id.
